Why are you doing this?

During 2020, we were struck by how much good feeling the British public demonstrated towards our Key Workers (for example, the weekly nationwide clapping events). However, we wanted to do more than offer a time-limited gesture.

After working hard in our other businesses, we are fortunately in a position to "give back" ... and hopefully as knowledge of our project becomes more widespread, we will be able to partner with other like-minded investors to take the project nationwide.

What is the catch?

There isn't one! It is perfectly possible to rent out high quality accommodation while still giving something back without losing money. As we are fortunate to be in a position where we can "give back" and as our other business interests pay our own bills, we do not need to be too mercenary with our tenants. Yes, we will have a lower margin than a standard rental business after providing our various discounts, but we will still break even by some margin.

Who is your property management company?

We are not ourselves a property management company: we have neither the expertise nor the number of staff required to respond quickly to any urgent property matters such as leaks, broken appliances or similar. But we know how vital a responsive service is for tenants.

We have therefore outsourced this aspect of the project to MasonKnight, an established property services company with over 40 years' experience. MasonKnight has an excellent reputation nationwide and we know that they fully share our values and therefore understand the importance of going well beyond the ordinary when it comes to quality of service.

How do I qualify for the Council Tax refund?

All prospective tenants will be provided with full details of our offer and contractual terms, but as a brief summary, we simply require the property to be looked after (subject to fair wear and tear) and for all rental payments to be paid on time. In return, we are happy to pay for the Council Tax costs of the property on each anniversary of the tenancy.
